Are you planning on buying a home but are not sure whether you need to hire a real estate broker or not? One of the main things to remember when considering hiring a broker is that they may not have your best interests at heart. A broker often works for the seller of a property which may cause a conflict of interests.
Someone who is selling their property will typically hire a broker to help them to advertise their home. In return for marketing the property, a broker will get a percentage of the price of the home. If a home sells for more, a broker will get paid more and vice versa. For this reason, a broker may not help you to get a reasonable price, as they will get the benefits if the house is sold for more.
You may already have visited a few brokers who seem helpful and attentive. Do not be deceived by their behaviour, as they may be working directly for the seller. Do not limit yourself and visit several different brokers and listen to what each one has to say. Brokers can also be very helpful to you during the buying process, so do not discount them altogether. A broker may be able to give you all the information that you need on a particular area, such as amenities, schools, public transportation routes and so on. They can do a lot of the research for you about a specific neighbourhood, and even give you information on crime rates and neighbourhood programs. A good broker will also be able to help you throughout the buying process, and refer you to mortgage lenders, builders and inspection firms. A broker can be invaluable, as long as you go in with your eyes open.
In recent years, many brokers have started working solely for the buyers market. These buyer’s brokers can be very useful as they will help you with any negotiations to ensure that you get a reasonable price on a property. These brokers will not be working for the seller, but will be paid directly from you. This may sound like the best way to go, but be aware that payment schemes can often be complicated. You may sometimes be required to stay with a certain broker for a specific period of time, which may hinder you somewhat. You will need to find out how they expect get paid, and decide whether it is worth it. Hourly rates are often high, and you may not get as much help as you need in the time period.
It is also possible to buy homes without using a broker at all. If the seller is willing to sell to you directly, this can sometimes be the best way forward. Buying directly from the seller will often give you room to negotiate, especially as there are no broker fees that need to be paid.
Buying a home without a broker will involve time and energy on your part. If you are motivated and willing to put the time in to find yourself a home, then this could be a great way. There are ups and downs to hiring a broker, and you will need to decide whether you can afford to do it on your own or not.
