Like the world of fashion; there are trends and movements in San Diego real estate development. Every year, new styles of building and innovative ideas emerge in the building trade, and this year is no exception. Recent trends include the use of sustainable and environmentally friendly materials and designs, as well as the re-development of previous buildings and sites.

Redevelopment and Rehabilitation
New real estate development projects are focusing on the use of green materials, and incorporating sustainable resources in its design. Many cities are redeveloping their old, rundown buildings into more modern and environmentally friendly developments. Projects now make use of the surrounding environment; integrating parts into the buildings for a more natural and healthy lifestyle. The government has expressed a keen interest in revamping old infrastructure in the cities, and integrating public gardens and pathways to encourage an outdoor lifestyle. Large urban cities are being redeveloped and will include modern and green infrastructure. The complete rehabilitation projects are expected to provide thousands of job openings for people which will help the ailing economy.

Renewable Energy
The use of renewable energy sources is increasingly popular, and is also expected to provide many new job openings. The use of solar and wind power to provide energy has become more widespread, and new projects are well underway.

Developments in the Health Sector
New developments in the health industry are also on the increase this year, and include the building of new research facilities and hospitals, as well as the renovation of existing places. Older buildings are being renovated, with new areas added as office space or research centres. More people are investing in biotechnology and research projects on different disease and cures; thus putting an increase on the demand of real estate. With more pharmaceutical companies arising, more office space and work space is needed, and renovation projects are on the rise. Existing hospitals and clinics are also undergoing change, and are seeing expansions and additions in the near future. More people in the hospital are demanding single rooms, and hospitals are working hard to cater for the needs of these people. Whereas sharing a room may have been the norm several years ago, today more and more people are paying to get a single room, which has led to a high demand of rooms in hospitals. This demand is leading to a growth trend in the health sector, as hospitals are expanding and renovating the existing buildings to answer the demand.

The Trends
There are several obvious ongoing trends in the real estate development market, and these can be seen on an almost daily basis. With global warming as a serious threat, more building companies are opting to use sustainable materials and energy sources for new projects. More money is being invested in the research of medicines and the environment, which has also led to a new trend of environmentally friendly building in office and research facilities.
