There were 5,000 homeowners surveyed in the spring 2008 remodeling sentiment report which will be released in the near future by RemodelEstimates.com and 92% of these homeowners said that all their plans of modifying their houses were being affected by the declining home prices. The major worry is the amount of the money that is spent on modification. As per the survey, 64% homeowners will rather do the modifications on their own and 33% said that they will not get any modifications done through a general contractor.
The unreliable market conditions do not indicate that the home owner needs to wait or re think about his decision. It basically means that there are chances that when you sell your house in such conditions, you may get a price lower than what you expect, but you will also be able to buy the house you want at a lower price. This is a very straight logic but it is difficult for the home owners to understand the fact that their house can go for such low price also.
It is important for the owners to decide on economic as well as sentimental grounds whether they should modify the house or whether they should just move. The moving cost should also be estimated in addition to the variation in property taxes and the commission of the real estate agent. All these expenses added should then be compared with the modifying expenses. There are some other aspects like the schools, commutation time for school and office that also need to be considered along with the option of either packing up everything and leaving or living in a house filled with dust when it is being modified, before coming to the final decision.
Before modifying the house, you should also consider the effect it will have when you sell the house including its comparison to other houses in the locality and also whether it will increase the selling price or decrease it.
